Staff back 242-apartment Macedonia Road plan with conditions

The September 28 recommendation supports annexation, mixed-use zoning and a density variance, replacing the August report’s recommendation to table the requests.

Powder Springs staff recommend conditional approval of the linked annexation, rezoning and density-variance requests for the proposed development at 2761 Macedonia Road. The September 28 report recommends a maximum of 242 apartments and at least 5,000 square feet of ground-floor commercial space.

The recommendation differs from the August 24 report, which called for tabling the applications. SCP Acquisitions, LLC seeks to annex 10.114 acres from unincorporated Cobb County, change the zoning from R-20 to Mixed Use District and exceed the normally permitted residential density.

Recommended conditions include a 20-foot undisturbed buffer plus a separate 10-foot landscaping buffer along boundaries adjoining residential districts. The report records staff’s position, not a council approval or adopted development conditions.
