A Sept. 10 Powder Springs staff report describes a proposal at 2761 Macedonia Road combining 242 apartments with approximately 5,000 square feet of ground-floor commercial space. The site is south of Macedonia Road, west of its intersection with Ernest Barrett Parkway.

The linked applications seek to bring 10.114 acres of unincorporated Cobb County into Powder Springs, change the zoning from R-20 to Mixed Use District and increase the permitted residential density from 8 to 24 homes per acre. The commercial component is envisioned as an approximately 2,500-square-foot restaurant and neighborhood-serving retail; 3 percent of the apartments are proposed as workforce housing.

The memorandum says Cobb County's Basis of Objection to the annexation was received Aug. 26. The county's earlier notice of intent to object cited the proposed zoning change and increased density as creating an increased burden on the county.
