A revised plan for the proposed 242-apartment development at 2761 Macedonia Road places its trash and recycling enclosure in a more central location, away from the western boundary beside Chancellor’s Ridge homes. Powder Springs staff say the applicant made the change in response to their feedback. The September 28 report incorporates a site plan dated September 22.

The current plan also shows a 20-foot undisturbed buffer and a separate 10-foot planted buffer along that western boundary. Staff say the screening would be sufficient if the planted buffer substantially blocks the specified first-story view within two growing seasons. The buffers remain part of staff’s recommended conditions on the annexation, rezoning and variance requests, not adopted conditions.
