Staff backs a December pause for Cascade Avenue duplex rezoning

The case remains on the Nov. 5 hearing agenda. A planning memo supports the applicant’s request to wait, but does not establish that the board has granted a delay.

The applicant seeking to bring an existing duplex at 672 Cascade Avenue SW into zoning compliance has asked to postpone the rezoning. Atlanta planning staff supports the request, recommending a 30-day deferral to December.[1][2]

That is a recommendation, not confirmation that the hearing has moved. The Zoning Review Board’s Nov. 5 agenda still lists case Z-26-55 for a meeting at 6 p.m. in the second-floor City Council Chambers. The staff memo records no board vote granting a delay and gives no specific December hearing date.[1][3]

We previously reported why the owner is seeking the change: the city’s housing-impact statement says the rezoning would bring an existing nonconforming duplex into compliance, with no construction required.[2]

The request would change the 0.11-acre property from R-4 single-family zoning to RG-2, Residential General Sector 2. The November agenda and staff memo retain both the Beltline and Intown South Commercial Corridor overlays.[1][3]
