Three subdivisions aren’t the template for Chattahoochee Hills’ future growth

The adopted plan gives Crossroads, Heatherwood Manor and Estates at Cedar Grove a different goal: better connections to the wider city.

Estates at Cedar Grove and Heatherwood Manor were completed since 2021, but their approvals reach back to before Chattahoochee Hills became a city in 2007. The city’s adopted 2026 Comprehensive Plan says Fulton County approved both developments before incorporation.[1]

That history helps explain their place in the growth plan. Along with Crossroads, they make up its “Existing Residential” character area—established suburban neighborhoods where the plan anticipates no additional development and seeks better bicycle and pedestrian connections to the broader community.[1]

They are not the pattern the plan wants repeated elsewhere. Its contrasting hamlet model calls for close-knit, walkable communities with 70% of development preserved as open space or civic space. The residential section nevertheless emphasizes that the three existing neighborhoods are important parts of Chattahoochee Hills.[1]

Council unanimously approved the plan on October 6, according to draft action minutes. Our earlier adoption report noted that the final wording remained unverified; the adopted document supplies the neighborhood policy and the implementation work list.[1][2]

The next planning cycle gives that distinction practical relevance. For 2027, the work program calls for updating the zoning ordinance to align with the plan and reviewing development regulations to improve connections between new development, existing parks and the community trail network.[1]

That is not a promised neighborhood trail opening. The residential section names no specific route or construction timetable, and the 2027 connection-regulation task lists staff time as its estimated cost—not a trail-construction budget. For these three neighborhoods, better integration is an adopted policy goal, not yet a dated building project in those entries.[1]
