Alpha Loop’s $71,674 design request leaves the private pond out

Council will consider erosion-control design and a new trail connection Nov. 9. The smaller request covers less work; Northwinds’ next steps remain unclear.

Alpharetta’s next stormwater design request would tackle the Alpha Loop’s erosion problem on its own. City Council is scheduled Nov. 9 to consider paying Halff up to $71,674—not for the combined Alpha Loop and Northwinds Parkway pond project previously proposed.[1][2][3]

We previously reported on a $199,188.48 two-site design proposal for the Oct. 19 council meeting, including city-funded modifications to a privately owned pond at Northwinds. The November scoring sheet explicitly labels its evaluation “ALPHA LOOP ONLY.” The lower figure is therefore not evidence that the same two-site job became cheaper.[2][3]

The Alpha Loop work targets runoff eroding the area around a small bridge and stream-restoration work, according to Public Works staff. Halff’s proposal adds that adjacent stream-stabilization construction was completed in 2024, but afterward “the stabilization as constructed was failing.”[2]

The proposed response is to capture stormwater and slow its release before it reaches the troubled area. The facility would sit on public property behind 11675 and 11625 Rainwater Drive and would be maintained by the city.[2]

A proposed 12-foot-wide concrete path from an existing business parking area would do double duty: give maintenance crews access and create a trail connection. That route crosses private parcels and would require easements. Halff also cautions that some mature trees may need to be removed for equipment access, with restoration addressed in the landscape design.[2]

The Northwinds question remains unresolved in the reviewed records. Although the November staff request and scoring cover Alpha Loop only, the attached Halff narrative still describes both sites. Those documents do not establish why the request narrowed or what happens next to the Northwinds pond work; they should not be read as proof it was canceled.[2]

The $71,674 request is for design—not construction or a completed repair. Halff’s scope calls for a preliminary construction estimate during concept development. Council meets at 6:30 p.m. Nov. 9 in the City Hall council chambers, 2 Park Plaza.[1][2]
