Local brief
Staff backs Wills Lane homes—but not the subdivision’s gate
Recommended conditions would keep the street private and require stormwater controls on each lot. A public hearing is scheduled Nov. 5.
The proposed three-home subdivision at 350 Wills Lane has Alpharetta planning staff’s support—but its shared entrance gate does not. Staff recommends approving the rezoning and variances with a condition that the subdivision remain ungated. Individual driveways could still have gates.[1]
The proposal would divide 4.98 acres into three detached-home lots, changing the zoning from agricultural to for-sale residential. It also seeks to reduce side setbacks from 25 feet to 15 feet and allow a local street without curbs or sidewalks.[1]
Removing the shared gate would not make the street public. Under staff’s proposed conditions, the three lot owners would maintain the private street and roundabout. Each lot would also need full stormwater management when developed—even if its impervious surface area falls below the 5,000-square-foot threshold cited in the report—instead of relying on one HOA-owned stormwater lot.[1]
Our earlier report on the stream-buffer request left its layout implications unresolved. The staff report explains the issue: city policy normally places stream buffers on HOA-owned common property, but the stream crosses the middle of all three proposed lots. A separate common-property strip would split each lot into disconnected pieces, creating access and maintenance problems, according to staff. The recommendation would allow the buffers to remain within the residential lots.[1]
For neighboring Arrowood properties, staff proposes a planted screen at least 10 feet wide along the eastern property line, retaining existing trees where they do not conflict with grading and utility work. The report records one public comment at the Oct. 14 community information meeting, concerning trees.[1]
These are staff recommendations, not project approval—and the report expressly says the three-lot yield is not guaranteed. The Planning Commission public hearing is scheduled for Nov. 5, 2026, at 6:30 p.m. in City Hall’s council chambers, 2 Park Plaza. The staff report lists City Council consideration for Nov. 16.[1]
