Rejected at five homes, Mayfield Road plan returns with two
Staff recommends approval with two-acre minimum lots, a frontage sidewalk and tree protections. The public hearing is Nov. 5.
A rejected five-lot subdivision at 1425 Mayfield Road is returning to Alpharetta for a Nov. 5 public hearing as a two-home plan—with city staff recommending approval. That recommendation is not a final green light.[1][2]
The staff report fills in the history behind the two-lot hearing we previewed: City Council denied the five-lot request June 22, 2026, the applicant sued, and a court sent the alternative two-lot plan back for reconsideration. The applicant’s attorney describes that return as an agreed remand under a Superior Court consent order.[1][2]
Mayfield Development Services seeks to rezone roughly 4.6 acres from Agriculture to the R for-sale residential district. Although that district has a one-acre minimum, staff’s proposed conditions would require at least two acres per lot. Both lots are proposed to be gated.[1]
The recommendation also calls for a sidewalk at least six feet wide along Mayfield Road, a six-foot planter with street trees, and decorative pedestrian lighting. Ten-foot landscaped buffers would run along the east, south and west property lines.[1]
Earlier opposition included concerns about runoff, tree removal and wildlife. Staff says the two-lot plan would not significantly affect the natural environment and depicts preservation of 13 of the property’s 19 specimen trees. Stormwater management would be addressed separately on each lot.[1]
The revised plan did not go through another Community Zoning Information Meeting. Staff says that meeting—and applicant notification of surrounding property owners—was not required for the court-remanded request.[1]
The Planning Commission public hearing is scheduled for Nov. 5, 2026, at 6:30 p.m. in City Hall’s council chambers, 2 Park Plaza. The staff report lists City Council consideration for Nov. 16.[1][2]
