Staff backs Alpharetta Animal Hospital move—with a condition for its old home
The proposal would tie the move to 41 Marietta Street to giving up animal-hospital and kennel uses at 80 Milton Avenue. A hearing is set for Nov. 5.
Alpharetta planning staff supports moving Alpharetta Animal Hospital to 41 Marietta Street—but recommends requiring a letter relinquishing animal-hospital and kennel uses at the old Milton Avenue property before the new location receives a business license.[1]
The recommendation adds land-use conditions to the relocation plan we previously reported. The applicant, Alpha Dogs Veterinary, LLC, proposes buying the practice and moving it from 80 Milton Avenue into an existing 6,084-square-foot building on 0.84 acres at 41 Marietta Street.[1][2]
The old property owner's letter is conditional. An Oct. 22 letter from JCH Properties, LLC, included in the packet with a blank signature line, says relinquishment would take effect only after the practice's assets are sold, the clinic relocates and it leaves 80 Milton Avenue. If the sale fails or the city denies the conditional use, the letter says the relinquishment is withdrawn.[1]
The letter also describes a transition rather than an immediate move: the buyers would retain the Alpharetta Animal Hospital name and operate at 80 Milton Avenue while improvements at Marietta Street are completed. JCH anticipates that work being finished approximately nine months after closing.[1]
Other proposed conditions would prohibit boarding and pet daycare, with overnight stays limited to pets under observation after surgery or procedures. Staff also recommends noise-reducing interior improvements and a rear pet-relief area where animals could not be left unattended.[1]
This is a staff recommendation, not a city approval. The Planning Commission public hearing on CU-26-13 is scheduled for Nov. 5 at 6:30 p.m. in the City Hall council chambers, 2 Park Plaza. The staff report lists City Council consideration for Nov. 16.[1][2]
