Two-year rage-room renewal proposed, with separate permits for amplified events

Total Rage ATL’s lease runs through September 2027. Proposed permit terms would require continued control of the space; the council’s final action is unconfirmed.

A proposed renewal for the rage room at 3982 Austell Powder Springs Road would last two years—but would not guarantee two years in the space. A November 2 motion memorandum would require the operator to maintain a lease or ownership to continue the special use.[1][2][3]

These are proposed conditions, not a confirmed approval. Powder Springs listed Dion Holmes’s request, PZ 26-040, on its November 2 council agenda. The memorandum is expressly conditional on council approval, and the records reviewed do not establish the council’s final action.[2][4]

The lease in the case file names Total Rage ATL as the tenant in Suite 200 and covers October 1, 2026, through September 30, 2027, unless terminated earlier under its terms. Extending it requires a written agreement signed by both parties. A two-year city permit would therefore not itself secure occupancy for that entire period.[2][3]

The proposed conditions would also require separate Powder Springs temporary-event permits, considered case by case, for amplified-sound events. They would bar temporary-event approval if open code-enforcement violations exist; that is a proposed condition, not a finding that violations currently exist.[2]

Our October report described the no-change renewal application for indoor private recreation sessions. The November 2 memorandum spells out the proposed duration and operating conditions, including a requirement to reapply before the two-year term expires.[2][5]
