Creative Land’s hotel swap heads to council with unanimous planners’ backing

Draft minutes record an Oct. 15 recommendation for the revised layout. Council consideration is scheduled Nov. 5—not final approval.

Creative Land Co.’s proposed hotel-and-commercial swap has won the Planning Commission’s unanimous backing, according to draft minutes of its Oct. 15 meeting. Chattahoochee Hills City Council is scheduled to consider the concept-plan amendment Nov. 5.[1][2]

The proposal would move the boutique hotel into the commercial area labeled phase 2 and shift shops and loft flats to phase 5 at the northern end. The roughly 263-acre hamlet lies between Cochran Mill and Creel roads, south of Cedar Grove Road.[3]

A land-title correction set the reshuffle in motion. Community Development Director Mike Morton’s report says the city returned 2.35 acres to rural zoning earlier this year, forcing a buffer adjustment that encroached on the original hotel site. Applicant representative Ellen Smith of Parker Poe told commissioners the problem traced to a typo in a deed’s legal description more than 50 years ago, repeated in later deeds.[1][3]

The documents give different housing totals. The packet’s revised drawing lists 355 dwellings; the draft minutes quote Smith describing about 335 residences, including roughly 170 single-family homes and a mix of townhomes and multifamily units. The reviewed records do not reconcile those totals.[1][3]

Morton’s report says open space, buffers and residential densities would remain unchanged except for adjustments associated with the zoning correction. At the October meeting, Smith said sewer coordination with Fulton County and others was still ongoing, while water was available at both ends of the site.[1][3]

The draft minutes resolve the commission vote left open in our earlier account of the relocation. That recommendation is not final council approval. And Morton’s report cautions that concept-plan approval itself is not final site-plan approval or a final placement of every site feature.[1][2][3]

The Nov. 5 council meeting is listed for 6:30 p.m. at City Hall, 6505 Rico Road. The agenda prints Zoom meeting ID 878 0437 6285, passcode 652953, and telephone access at 1-646-558-8656. The amendment is Item 26-069.[2]
