Creative Land Co. proposes moving its hotel—and sending shops and flats north

A title correction pushed a required buffer into the original hotel site. Council takes up the revised hamlet layout Nov. 5.

Creative Land Co. wants to move its planned boutique hotel next to an approved residential plat and shift shops and loft flats to the northern end of its roughly 263-acre hamlet. Chattahoochee Hills City Council is scheduled to consider the revised layout Nov. 5.[1][2]

The reason is a land-title problem. Community Development Director Mike Morton's report says a decades-old title error led the city to revert 2.35 acres of the hamlet to rural zoning earlier this year. That required adjusting a district buffer, which encroached on the original hotel site.[1]

The property lies between Cochran Mill and Creel roads, south of Cedar Grove Road. Under the proposal, the hotel would occupy the commercial area labeled phase 2, while retail and flats would move to phase 5 at the northern end. Morton's report says open space, buffers and residential densities would remain unchanged except for adjustments tied to the zoning reversion.[1]

City staff recommends approval. But concept-plan approval would not be final site-plan approval: Morton's report describes the concept as a framework used to evaluate later plat, land-disturbance and building-permit applications, rather than a final placement of every site feature.[1]

The supporting packet supplies the details missing from our earlier preview of the Planning Commission item. The amendment was listed for an Oct. 15 recommendation; the records reviewed do not establish how the commission voted. The Nov. 5 council agenda schedules consideration, not a completed approval.[1][2][3]

The council meeting is listed for Nov. 5 at 6:30 p.m. at City Hall, 6505 Rico Road. Remote access is available through Zoom meeting ID 878 0437 6285, passcode 652953, or by telephone at 1-646-558-8656.[2]
