Wilson Avenue home proposal seeks smaller setbacks at Nov. 5 hearing
The new-house proposal seeks a 20-foot front setback and three-foot setbacks on both sides. Atlanta’s zoning board postponed the case Oct. 1; the requested exceptions remain unresolved.
Explore the source documentsA proposal for a new house at 2190 Wilson Avenue NW will return to Atlanta’s Board of Zoning Adjustment for a Nov. 5 public hearing, with a request to build closer to the front and side property lines than the zoning rules ordinarily allow.[1]
Applicant Joshua Booth seeks to reduce the required front-yard setback from 35 feet to 20 feet and both side-yard setbacks from seven feet to three feet. Those exceptions would reduce the required separation by 15 feet in front and four feet on each side. The city’s letter lists Concrete Roots Group as the property owner.[1]
The board deferred case V-26-112 at its Oct. 1 hearing, according to the city’s result letter. That was a postponement, not approval of the requested setbacks. The letter does not explain the reason for the delay or the applicant’s justification for the reductions.[1]
The next required step is public notice: the letter directs the applicant to update and repost the property’s hearing sign by Oct. 21. A notarized posting affidavit must reach the Office of Zoning and Development at least five days before the hearing.[1]
