Wilson Avenue home plan seeks three-foot side setbacks after neighborhood-review delay

Staff backed a delay for a required neighborhood meeting. An Oct. 12 city letter assigns a Nov. 5 return, but the published agenda omits the case.

A proposed house at 2190 Wilson Avenue NW seeks permission to build closer to three property lines after a neighborhood planning unit requested time for a required neighborhood meeting. A city letter assigns the case a Nov. 5 hearing, but it does not appear on the city’s published agenda for that date.[1][2][3]

Applicant Joshua Booth requests a 20-foot front setback instead of 35 feet and three-foot setbacks on both sides instead of seven feet. That would reduce the required clearance by 15 feet in front and four feet on each side. The city lists Concrete Roots Group as the owner.[1]

The Board of Zoning Adjustment postponed case V-26-112 at its Oct. 1 hearing, according to the result letter. That action did not grant the requested exceptions. The staff memorandum preceding the hearing says the neighborhood planning unit sought postponement to allow the applicant to fulfill the neighborhood-meeting requirement, and staff supported that request.[1][2]

The memorandum does not describe neighborhood concerns or establish opposition to the house. The case-specific records reviewed do not explain the applicant’s justification for the shorter setbacks or establish whether the required neighborhood meeting has since occurred.[1][2]

The Oct. 12 letter names Nov. 5 as the return date, while the complete four-page agenda contains no entry for V-26-112 or the Wilson Avenue property. The reviewed records do not reconcile that omission. It does not establish that the hearing was canceled or moved, but leaves the case’s listing unresolved.[1][3]

The letter directs the applicant to update and repost the property’s public-notice sign by Oct. 21 and return a notarized posting affidavit at least five days before the hearing. The Nov. 5 board meeting itself is scheduled for noon in the second-floor Council Chambers.[1][3]
