The Albert’s covered-patio plan returns to the zoning agenda
The proposed patio would sit behind 918 Austin Avenue NE. The outdoor-dining request is listed for Nov. 5 review, but conflicting staff paperwork clouds any further delay.
The Albert’s outdoor-dining proposal comes with a specific addition: a covered patio behind the existing building at 918 Austin Avenue NE. The submitted site plan places it at the rear, rather than along the Austin Avenue frontage.[1][2]
The November review listing we previously reported remains on Atlanta’s Zoning Review Board agenda for Nov. 5, with the meeting scheduled for 6 p.m. in the second-floor City Council Chambers. The board’s Oct. 8 marked agenda records a recommendation for a 30-day deferral.[3][4]
Case U-26-14, paired with ordinance 26-O-1515, seeks a special-use permit under Atlanta’s rule for outdoor dining within 1,000 feet of specified residential zoning districts or property used as housing.[3][5]
A memo in the Nov. 5 staff packet supports an applicant-requested deferral, but its details conflict with the agenda: it describes a park-for-hire, is dated Nov. 5, 2025, and names January 2026 as the return month. It does not establish a reliable new review date or a change to the outdoor-dining request.[3][6]
The City Council’s Nov. 2 draft action minutes list the case among items referred to the Zoning Review Board, not as an adopted permit. The reviewed records do not establish final permit approval or a patio opening date.[3][7]
