Ridgedale pool plan gets staff’s nod, with the house doing the screening
Planners say structures and easements leave no other location for the proposed pool. The zoning board is scheduled to consider the exception Nov. 5.
Atlanta planning staff recommends approving a pool-location exception at 2156 Ridgedale Road NE in Kirkwood, saying the proposed pool would sit in the rear yard, almost entirely screened by the house.[1]
The request concerns a restriction on pools and other active recreation in residential yards adjacent to streets. The property is zoned R-4 single-family residential, and applicant Joseph Chase Wujcik is seeking a special exception—not a rezoning.[1][2]
Our earlier preview identified the street-adjacent-yard request but left placement and screening unresolved. The staff report says privacy fences and landscaping adequately screen adjoining yards. It also says existing structures and easements rule out other locations, placing the pool near the center of the buildable rear-yard area.[1][2]
The recommendation appears in a memo dated Nov. 5; it is not board approval. Case V-26-143 is scheduled for the Board of Zoning Adjustment’s noon meeting Thursday, Nov. 5, in the second-floor Council Chambers.[1][2]
