A bridge-and-stairs project at 901 Los Angeles Avenue NE comes with requests reaching well beyond those two structures: a much larger driveway allowance, higher wall limits and changes to setbacks, lot coverage and garage placement. Atlanta’s Board of Zoning Adjustment lists the application for review Nov. 5.[1]

Applicant April Ingraham seeks to increase the maximum driveway width from 20 feet to 55.76 feet. The application also asks for a six-foot front-yard retaining wall instead of the allowed three feet, and an 11.2-foot side-yard wall instead of three feet.[1]

Three other requests concern how development fits on the property: a front setback of 22.18 feet instead of 35 feet, lot coverage of 54.82% instead of 50%, and elimination of the required 10-foot recess between a front-facing garage and the front façade.[1]

The seventh request would increase what the agenda calls the “paved area of a driveway” from 33% to 93.84%. The listing does not define the area used to calculate those percentages. It also does not distinguish existing conditions from proposed changes or explain how the driveway, garage and wall requests relate to the bridge and stairs.[1]

Case V-25-248 appears under “Deferred Cases,” but the agenda does not explain the earlier postponement or record approval of the requested exceptions. The November meeting is scheduled for noon in the second-floor Council Chambers.[1]
