Hardendorf porch request returns Nov. 5; city records list different coverage figures

The zoning agenda lists 62.77% lot coverage, while an Oct. 12 notice says 61.8%. Both exceed the 50% limit; the board has postponed, not approved, the request.

A proposal to build a screened porch with a fireplace at 608 Hardendorf Avenue NE is scheduled to return to Atlanta’s Board of Zoning Adjustment on Nov. 5. The request would allow more than the permitted 50% lot coverage—but the city’s records give two different figures for how much coverage the applicant seeks.[1][2]

The November agenda lists Eli Awbrey’s application, V-26-126, at 62.77%. An Oct. 12 result letter describes the same applicant, address and porch project at 61.8%, matching the October agenda. These records do not explain the difference or establish which figure reflects the plan the board will consider.[1][2][3]

The letter confirms that the board deferred the case at its Oct. 1 public hearing to the Nov. 5 hearing. The board’s October action summary also records that postponement. That is a completed procedural decision, not approval of the requested variance.[1][4]

The city requires the property’s public-notice sign to be updated with the new hearing date and reposted by Oct. 21. A posting affidavit must reach the Office of Zoning and Development at least five days before the hearing. The November meeting is scheduled for noon in City Hall’s second-floor Council Chambers.[1][2]
