A steep lot wins staff backing for Whitefoord’s three-foot garage setback
Planners say the Edgewood lot’s slope and driveway layout leave too little turning room under standard setbacks. Their recommendation is not zoning board approval.
A proposed detached garage at 36 Whitefoord Avenue NE has Atlanta planning staff’s support to sit just three feet from the south property line. The reason is not an undersized lot: planners point instead to a roughly 16-foot rise across the Edgewood property and the space needed to turn a vehicle.[1]
Our earlier report detailed the setback request: application V-26-141 would reduce the required rear clearance from 15 feet to seven and the south side clearance from seven feet to three. The Nov. 5 staff report explains why planners recommend granting both exceptions.[1]
The property meets the zoning district’s minimum lot width and area, staff found. But its slope, combined with the existing home and driveway arrangement, limits where the garage can go. Enforcing the standard setbacks would leave an insufficient turning radius, according to the report.[1]
Staff also concluded that the smaller setbacks would not compromise neighboring properties’ light or air, obstruct emergency access, or threaten health and fire safety.[1]
Atlanta’s Board of Zoning Adjustment is scheduled to consider the request Nov. 5 at noon in the second-floor Council Chambers. The staff recommendation is advice to the board, not a decision granting the variances.[1][2]
