Explore the source documentsA proposal to divide 4.98 acres at 350 Wills Lane into three detached-home lots asks Alpharetta for more than a zoning change. It also seeks smaller side setbacks, a local street without curbs or sidewalks, and permission for stream buffers to be on a residential lot.[1]
The project is scheduled for the city's Community Zoning Information Meeting on Oct. 14, from 6 to 7 p.m. in the City Hall council chambers, 2 Park Plaza. A Planning Commission public hearing is scheduled for Nov. 5 at 6:30 p.m. in the same location.[1][2]
The rezoning request, Z-26-07, would change the property from agricultural to for-sale residential zoning. The associated variance request, V-26-15, would reduce the required distance from a building to a side property line from 25 feet to 15 feet and allow a local street without the otherwise-required curbs or sidewalks.[1]
Both upcoming agendas also list a stream-buffer exception. Their wording is specific: the request is to “allow stream buffers on a residential lot.” That description does not establish a request to shrink a buffer or disturb it. The agendas do not explain where the buffers would fall within the proposed lots or how much land would remain available for construction.[1][2]
Those layout questions remain unresolved in the agendas. The records schedule consideration of the rezoning and exceptions; they do not establish a staff recommendation or approval of either proceeding.[1][2]
