Tradewinds housing plan gets a public look Nov. 11

The 36-home proposal would replace planned office use and waive a northern buffer. Alpharetta’s information meeting starts at 6 p.m. at City Hall.

A proposal to put 36 for-sale detached homes on office-designated land along Tradewinds Parkway is scheduled for Alpharetta’s Nov. 11 community zoning information meeting. The meeting starts at 6 p.m. in City Hall’s Council Chambers, 2 Park Plaza.[1]

The plan we reported in October would change Preston Ridge Master Plan Pod G from office to residential use. InLine Communities also seeks to change the future land-use designation from Corporate Office to Medium Density Residential. The city’s agenda describes a 36-lot subdivision on 9.05 acres at 0 Tradewinds Parkway.[1]

The buffer request is another consequential piece: InLine wants to waive the required 50-foot buffer along the northern property line, next to the existing UPS Supply Chain Solutions office property. The city lists a variance to eliminate the undisturbed buffer requirement under Unified Development Code Subsection 3.2.8(B).[1][2]

The acreage needs a closer look, too. InLine’s application describes an original 12.773-acre vacant property, with 3.72 acres allocated to Georgia Department of Transportation right of way, leaving 9.053 acres. Its separate site diagram labels only 5.22 acres as usable—an important distinction from the acreage listed for the subdivision as a whole.[1][2]

The November agenda presents the homes, land-use changes and buffer waiver as requests, not an approval. A final city decision on those requests has not been verified for this report.[1]
