36 homes, not offices: the pitch for Tradewinds Parkway
The developer says road improvements have squeezed the vacant Preston Ridge parcel. Its proposal also seeks relief from buffer, setback and lot-size requirements.
InLine Communities is asking Alpharetta, Georgia, to allow 36 detached homes on a vacant Tradewinds Parkway site designated for offices. The application would shift the property's future land use from Corporate Office to Medium Density Residential and revise the Preston Ridge master plan.[1]
The September 30 engineering plan lays out the neighborhood at 0 Tradewinds Parkway. The applicant proposes rear-entry homes at about 3.97 lots per acre—but the acreage comes with an important distinction. Its application describes an original 12.773-acre property, with 3.72 acres allocated to Georgia Department of Transportation right of way, leaving 9.053 acres. A separate diagram identifies just 5.22 acres as usable.[1]
That squeeze is central to the company's case for housing. InLine says transportation changes have split the tract, left stormwater facilities on the southern portion and limited Morris Road access to right turns—making the remaining parcel less viable for offices.[1]
The access restriction is not presented as permanent, however. A note on the submitted engineering plans says the proposed Morris Road entrances would initially have limited access and would be modified to full access as the GDOT project proceeds.[1]
The requested approvals go beyond changing the land-use map. InLine seeks a rezoning that would retain the Community Unit Plan designation while updating the Preston Ridge plan. It also requests a waiver of the required 50-foot northern buffer adjoining UPS Supply Chain Solutions offices. The engineering sheet separately lists requests for reduced front and rear building setbacks and smaller minimum lots.[1]
These are proposed changes, not an established city approval. A hearing date and the city's disposition of the requests have not been verified for this report.[1]
