State Theater gets sidewalk patio space for $42 a month
The five-year East Main Street lease takes effect Nov. 1. Starkville keeps control of the right-of-way—and can require relocation at the business’s expense.
A 144-square-foot patch of East Main Street sidewalk will cost State Theater LLC $42 a month—$504 a year—under an approved patio lease that takes effect Nov. 1.[1]
Starkville’s Board of Aldermen approved the agreement through its Oct. 6 consent agenda. The lease describes the space as city right-of-way at Main and Washington streets.[1]
The initial term runs five years, with an option for a five-year renewal. If the business exercises that option, the city can negotiate higher rent, capped at $50 a month during that first renewal period.[1]
The deal does not surrender the city’s control of the sidewalk. Starkville retains its right-of-way powers and can require the patio to be reconstructed or relocated for repair, maintenance, widening or reconstruction, with the business bearing the expense. The city also keeps approval authority over fencing, outdoor furniture and planters.[1]
Nov. 1 marks the start of the lease, not an established patio opening date. The agreement requires the city’s review process to begin before outdoor fencing, furnishings or planters are installed.[1]
