Local brief
A 790-square-foot home wins approval on 3 acres off Bluefield Road
Rodney Pope’s two-bedroom manufactured home clears its zoning hurdle, with foundation, parking and utility requirements still part of permitting.
A small home on a sizable lot has cleared its zoning hurdle: Starkville aldermen voted Oct. 20 to allow Rodney Pope’s approximately 790-square-foot manufactured home on 3.03 acres off Bluefield Road.[1][2][3][4]
The two-bedroom home is planned toward the rear of the property directly west of 1487 Bluefield Road. The parcel’s Residential Neighborhood zoning requires a special exception for the use; the board approved that request, SE 26-10.[1][2][3]
The home must still meet the city’s development standards. Those include a permanent masonry foundation, a porch or deck with steps at each entrance, and one parking space per bedroom—two for this home. Setbacks and compliance with manufactured-home standards must be checked during permitting.[1]
City water and sewer and 4-County electricity are proposed to serve the home, with utility connections and emergency access subject to verification during permitting. The reviewed records do not establish whether a permit has since been issued.[1]
Planning staff anticipated no significant traffic increase or undue traffic hazard along Bluefield Road and reported finding no evidence that the home would harm surrounding property values.[1]
