Sandy Springs’ Board of Appeals approved a Jett Road guest-house setback variance with conditions on Sept. 2, 2026. Case V-26-41, co-listed as agenda item 2026-0011, allows the guest house to encroach into the required 60-foot primary street setback.

The approval requires a Georgia-licensed professional engineer to evaluate whether the existing structure can safely support the proposed alterations or design a solution for the new loads. At least two staggered rows of evergreen trees, full to the ground and at least six feet tall when installed, must screen the building from the road; the city arborist must approve the landscape plan.

The guest house must have an appearance and exterior materials compatible with the existing garage. Its finished-floor elevation must be within 30 inches of the garage’s, unless the community development director approves otherwise.
