Chattahoochee Hills adopted a rezoning on June 4, 2024, for 202.83 acres along Sardis Road to expand the Serenbe hamlet. Ordinance 24-06-275 changed the land from Rural to Mixed-Use Hamlet and established an allowance of 202 new residential units at a gross density of one unit per acre.

The rezoning did not approve a site plan. Its conditions required City Council approval of a concept plan before uses other than open space. Unpaved roads and paths connecting the Serenbe Farmettes to Sardis Road may be allowed to cross the site. Any approved site or concept plan also had to meet the zoning requirements and rezoning conditions before a land-disturbance permit could be approved. The supplied records do not establish whether those later approvals occurred.

The ordinance required the developer to build any required additional deceleration or left-turn lanes and dedicate the necessary right-of-way to the city at no cost. The development allowance also counts toward traffic-impact-study thresholds for future zoning applications in the district.
