A plan to split a vacant Grove Park lot for two homes has received conditional backing from Atlanta’s Zoning Review Board. Planning staff’s proposed conditions include installing sidewalks; its report says South Elizabeth Place has none on either side.

The board’s Oct. 8 marked agenda records its recommendation for the rezoning at 598 South Elizabeth Place NW, agreeing with staff’s conditional support despite a denial recommendation from Neighborhood Planning Unit J. Michael Oden is the applicant.

The zoning change would allow the parcel to become two single-family house lots, each with roughly 82 feet of street frontage. Staff says the resulting lots would be generally wider than the established lots along the block and compatible with the neighborhood’s character. The property would remain in single-family zoning and retain the Northwest Atlanta Affordable Workforce Housing Overlay.

Along with sidewalks, staff recommends limiting lot coverage to 55% of net lot area. The marked agenda does not specify the board’s conditions, so it does not establish whether the board endorsed those exact terms. It records a recommendation, not final rezoning approval.
