Atlanta’s Zoning Review Board has endorsed a Mechanicsville rule change that pairs permission with upkeep: cloth, canvas or metal canopies would be allowed, and all awnings would have to remain free of damage, rust and debris.

The board’s Oct. 8 recommendation joins support from planning staff and Neighborhood Planning Unit V. Councilmember Jason Dozier’s proposal would amend the neighborhood’s special zoning district, requiring awnings to be maintained in a “sightly condition.”

The materials and maintenance rules would change; the permit route would not. Anyone erecting an awning or canopy would still need a special administrative permit—a separate zoning approval—before a building permit. No individual development is proposed, and the board’s recommendation is not enactment of the rule change.
