Kenyon Street home changes prompt request for another delay

Zoning staff recommends Dec. 10 so the amended application can be readvertised. That is a proposed delay—not a confirmed new hearing date.

Changes to a proposed three-story home at 73 Kenyon Street SE have prompted Atlanta zoning staff to recommend another delay. A memorandum dated Nov. 5 seeks a deferral to Dec. 10 so the amended application can be readvertised for compliance with Georgia Zoning Procedures Law.[1]

The November agenda lists the tighter setbacks and added lot-coverage request we previously reported: 2.5-foot north and south side setbacks instead of seven feet, a 20-foot front setback instead of 30 feet, and 60.9% lot coverage instead of the allowed 55%, for a new three-story single-family home.[2]

The staff memo confirms that the applicant made amendments, but does not identify which changes prompted readvertising. It still describes three-foot side setbacks and the same 20-foot front setback, without listing a lot-coverage variance.[1]

The board already deferred case V-26-111 on Sept. 10 to Nov. 5. The earlier staff memo sought time for the applicant to obtain an NPU recommendation; the November memo gives readvertising as the reason for the proposed next delay.[1][3][4]

The case is listed for the Board of Zoning Adjustment’s Nov. 5 meeting at noon in Council Chambers, on the second floor. Dec. 10 is staff’s recommended deferral date, not a confirmed rescheduling in the records reviewed.[1][2]
