Three lots, one entrance, one boat to remove: Roberts Drive’s 2025 rezoning

The September 2025 approval also barred increases or neighboring-site transfers of river-protection allocations. Completion of the work remains unverified.

The 2025 rezoning of riverfront land at 9755 Roberts Drive allowed a maximum of three residential lots—with a condition attached: a boat docked along the property’s northern boundary in the Chattahoochee River had to go.[1]

Sandy Springs’ Mayor and City Council approved case RZ-25-2 on Sept. 16, 2025. The ordinance changed the 1.871-acre Georgia property from RE-1, with a one-acre minimum lot size, to RD-7.5, with a 7,500-square-foot minimum. But the smaller district minimum did not mean an unrestricted number of lots: the adopted conditions capped the subdivision at three.[1]

The approval required all three lots to share one access point from Roberts Drive, with its location determined by the city engineer. The owner also had to accommodate planned city projects, including dedicating any required rights-of-way or easements and including that obligation on any subdivision plat.[1]

Another condition held the site’s river-protection allocations, as determined by the Atlanta Regional Commission, at their existing levels. They could not be increased or supplemented through transfers from neighboring sites.[1]

The boat-removal requirement was tied to demolition: removal had to be included in the demolition permit’s scope of work.[1]

These are the terms of the September 2025 approval—not confirmation that the subdivision or boat removal has been completed. The city’s register separately labels the case “Expired” without explaining the label’s effect. The records reviewed do not establish the property’s current permitting or construction status.[1][2]
