Local brief
First 2027 zoning hearings would have a December 29 application deadline
Council considers the draft November 2. Its opening cycle pairs a January 25 planning commission hearing with a February 1 council hearing, but staff could adjust dates.
The first deadline on Powder Springs’ proposed 2027 planning and zoning calendar falls before the new year: December 29, 2026. That is the application cutoff listed for the opening hearing cycle on a calendar covering rezonings, special uses, variances and developments of regional impact.[1][2]
City Council is scheduled to consider the calendar Monday, November 2, at its 7 p.m. meeting. The agenda labels the attached schedule a draft; these are proposed dates, not an announcement of approval.[1]
For that first cycle, the draft lists a January 14 Planning & Zoning agenda meeting, a January 25 commission public hearing and vote, a January 27 council work session, and a February 1 council public hearing and vote.[2]
Meeting the application deadline would not guarantee those hearing dates. The calendar expressly allows city staff to schedule an application for a different hearing date if it needs more time for review and consideration.[2]
For residents planning to follow a case, the draft puts both Planning & Zoning agenda meetings and public hearings at 7 p.m. at City Hall, 4483 Pineview Drive. The rooms differ: agenda meetings are in the Gallery Space; public hearings are in Council Chambers.[2]
