Powder Springs grants density exception for Macedonia Road apartment plan

The proposal combines 242 apartments with ground-floor commercial space. Council attached 28 conditions, including buffers and lighting controls beside neighboring homes.

Powder Springs City Council approved a density exception on Oct. 5 for a Macedonia Road plan proposing 242 apartments, allowing more homes per acre than the normal limit of eight for the site. Council also approved annexation and mixed-use zoning for roughly 10.1 acres at 2761 Macedonia Road, near Ernest Barrett Parkway.[1][2]

The annexation and rezoning passed unanimously. The separate density exception passed 4–0, with Councilman Raja Antone abstaining.[1]

The proposal reviewed by city staff pairs the apartments with about 5,000 square feet of ground-floor commercial space. The applicant envisions half that space as a restaurant and the rest as neighborhood-serving shops.[2]

Cobb County had argued in its annexation objection that the proposed density conflicted with its comprehensive plan. City staff recommended approval, pointing to the site’s location along major roads and the city plan’s support for selected higher-density housing near commercial corridors.[2][3]

The site borders Chancellor’s Ridge on its western edge. The council’s approvals carry 28 conditions, including undisturbed and landscaped buffers, building setbacks, minimum tree-canopy coverage and lighting directed away from adjoining residential properties.[1][2]
