Lewis Road housing proposal drops shops for a small civic park

The plan shows 251 apartments and 24 townhomes. Powder Springs has scheduled public hearings for Oct. 26 and Nov. 2.

Wood Partners is seeking mixed-use zoning at 4451 Lewis Road for 251 apartments, 24 townhomes and a small civic park—with no shops left in the plan.[1][2][3][4]

Powder Springs has scheduled a Planning and Zoning Commission public hearing for Oct. 26, 2026, and a Mayor and Council public hearing for Nov. 2. Both are set for 7 p.m. at City Hall, 4483 Pineview Drive.[5]

The developer’s history of the design says an early city review called for retail to be added to a plan of four apartment buildings and northern open space. An April 14 revision put shops at the north end.[4]

The presentation’s summary of a May 27 community meeting lists the concern, “Do not want retail on the site.” A June 16 revision then eliminated retail entirely and added civic space.[4]

The June 30 zoning drawing assigns 0.39 acre and 17 parking spaces to the civic area. The applicant’s final design narrative calls for that park to be fenced, six-foot fencing beside neighbors and larger buffers north and east of the townhomes. Buildings would shield the pool to limit noise disturbances.[3][4]
