Atlanta planning staff recommends smaller setbacks for a covered deck and sunroom at 840 Frederica Street NE. The problem is basic geometry: the lot is about 50 feet deep, while its required front and rear yards total 50 feet. In an Oct. 8 report to the Board of Zoning Adjustment, planners say those requirements leave little or no area where construction can meet the setback rules.

The application seeks a front setback of seven feet five inches instead of 35 feet, a rear setback of seven feet three inches instead of 15 feet, and a north-side setback of five feet instead of seven. Those reductions would allow the proposed improvements closer to the property boundaries.
