Atlanta zoning staff recommends approval of setback variances for a second-story addition on Ridgedale Road near Rockyford Road in Kirkwood. The Oct. 1 report for V-26-125 supports reducing the front setback from 35 feet to 31 feet 4 inches and the west-side setback from seven feet to six feet.

Staff says deficient frontage limits the buildable side-yard area and the existing home already encroaches into the front and west-side setbacks. Strict application of the rules would require removal of the front and side of the existing structure, according to the report. The memorandum establishes staff support, not a board decision granting the variances.
